Water Well Inspection Checklist for Home Buyers in DFW

You've found the right house — and it comes with a water well. For a lot of buyers in the country parts of Denton, Wise, and Cooke County, that's a feature, not a bug: no water bill, no watering restrictions, your own supply under your own land. But here's the part your general home inspector may not tell you: in most cases, a standard home inspection barely touches the well. And unlike city water, nobody is monitoring a private well but its owner. The CDC is explicit about this: the EPA's rules protecting public drinking water systems do not apply to privately owned wells — no government agency regulates, treats, or tests them for you [1].
That means the well is your due diligence. Here's the checklist we'd want any DFW buyer to run before closing — the same things we look at when we inspect wells professionally.
1. Start with the paperwork: pull the well report
Every well drilled in Texas by a licensed driller has a paper trail. Since 2001, drillers have been required to file a well report with the state — the Texas Department of Licensing and Regulation (TDLR) requires submission within 60 days of completing a well — and those reports live in the Texas Water Development Board's Submitted Drillers Report (SDR) database, which is free and public [2]. A well report typically shows the well's depth, construction details like casing and completion data, the drilling date, and the driller's name and license number [3]. Wells drilled before the early 2000s may instead appear in the TCEQ's older Water Well Report Viewer [2].
What you're looking for: Does a report exist at all? Does the depth and construction match what the seller says? Who drilled it, and were they licensed? A well with no paper trail isn't automatically a bad well — but it's a well you know nothing about, and your inspection just got more important.
Also ask the seller for the groundwater district registration. Denton and Cooke County wells fall under the North Texas Groundwater Conservation District; Wise County wells fall under the Upper Trinity Groundwater Conservation District. 2. Walk the wellhead
The wellhead — the part you can see, tells you a lot about how the well was cared for.
Check for:
• A secure, intact well cap. A cracked, loose, or missing cap is an open door for insects, rodents, and surface contamination, public-health guidance specifically flags damaged caps as a contamination pathway [4].
• Casing that stands above ground level, with no visible cracks or corrosion at the surface [4].
• Ground that slopes away from the well, so rainwater drains off rather than pooling around the casing.
• Distance from contamination sources. Note where the septic system, drain field, and any livestock pens sit relative to the well, Texas well construction standards exist precisely to separate wells from contamination sources, and a well crowded by a septic field deserves a professional's opinion.
3. Test the pump and pressure system
A well is a system: the hole in the ground, the pump that lifts the water, and the pressure tank that delivers it. During your option period:
• Run multiple fixtures at once, shower plus two faucets, and watch for pressure that sags badly or sputters.
• Listen to the pressure tank. A pump that kicks on and off rapidly (short-cycling) often signals a waterlogged tank or a failing component.
• Ask the age of the pump. Submersible pumps don't last forever; knowing whether you're buying a two-year-old pump or a fifteen-year-old one changes your maintenance math.
• Ask for maintenance records: pump replacements, repairs, tank swaps, any chlorination treatments.
4. Test the water — with a real lab
This is the step buyers skip most, and it's the one the public-health agencies are loudest about. The CDC recommends testing well water at least once every year for total coliform bacteria, nitrates, total dissolved solids, and pH and using a state-certified laboratory, not a hardware-store strip [1]. For a home purchase, that annual test becomes your baseline: health guidance specifically advises new homebuyers to test before moving in [5].
Two results matter most. Coliform bacteria aren't usually harmful themselves, but their presence means a pathway exists for germs that are [1]. And nitrates which can enter groundwater from septic systems, fertilizer, and livestock waste are held to a federal maximum of 10 mg/L because levels above that are dangerous to infants under six months, causing a condition known as blue baby syndrome [6]. Both contaminants are invisible: water can look and taste perfectly clean and still fail [5].
If the home has a water treatment system (softener, filtration, reverse osmosis), test the raw well water before treatment when possible you're buying the well, not just the filter.
5. Ask what the well produces
Production — how many gallons per minute the well delivers determines whether the well fits your life. A well that comfortably serves a retired couple may strain under a family of five with a sprinkler system. Ask the seller for the yield, check it against the well report, and if the property's demands will be bigger than the current owner's, have a professional evaluate whether the well and storage setup can keep up. In our counties, most wells produce from the Trinity Aquifer, and both depth and yield vary widely from property to property.
6. Watch for the red flags
• An old, unused well on the property. Abandoned wells are a direct channel for contamination into the aquifer, and Texas has formal plugging requirements with reports filed to the state [7]. If there's a second well on the land, ask whether it was plugged and where the plugging report is.
• No records of any kind — no well report, no district registration, no maintenance history.
• Sediment, odor, or staining the seller waves off as “normal.” Sometimes it is. Sometimes it's the well telling you something.
• A pump or pressure tank visibly at end-of-life priced into nobody's numbers.
What a professional well inspection adds
Everything above, a careful buyer can start on their own. A professional inspection goes further: pulling and evaluating the well records, checking the pump's electrical draw, assessing the pressure system properly, collecting the water sample correctly for certified lab analysis, and giving you a straight answer on what the well is worth and what it will need. In a competitive market, that answer is negotiating leverage — a $500 inspection that surfaces a $5,000 pump replacement pays for itself ten times over.
